What is the MLS?

The Real Estate Multiple Listing Service (MLS) is the largest database of properties for sale in South Florida. To put together this database, participating real estate brokers in Miami create a cooperative marketing organization for the purpose of sharing their respective property listings. In exchange for a potentially larger audience of home buyers, the real estate brokers agree to share commissions.

Developing and maintaining the MLS isn't free, and Orlando Garcia with Ocean View International Realty participates in the Miami MLS system, paying fees to keep the staff and equipment necessary to keep this important system working. The MLS service system was first created and controlled by real estate professionals through their membership in local Associations of REALTORŪs as a way of marketing their listed properties.

By gathering local housing data into a single database, REALTORŪ members like Orlando Garcia  exchange information about homes for sale with each other and offer compensation to other real estate agents for selling their listed properties. Only MLS members may list their properties in the MLS. Above all the MLS is a cooperative system: REALTORŪ members agree to abide by the rules of the MLS and a blanket offer of compensation is generally made to all participants of the MLS.
